Bridging Finance

The need for bridging finance varies and in each case, is generally more complex than mortgage or refinancing cases but is always for a short term (6-36 months) is more expensive than longer term finance and generally more urgent. Cases for bridge finance are typically:

 

  • To avoid a repossession or execution of a charge on a property.
  • To finance a purchase where a seller is committed to buy a new property but their buyer pulls out at the last minute.
  • For property developers to fulfil short-term working capital needs to complete and sell a development.

 

Bridge financiers do not require the same proof of ability to repay or a perfect credit rating for bridging finance as loan to asset value rarely exceeds 50% and they place a premium on the interest rate and charges.  However, any applicant for this type of finance will need a clear financing proposal and exit strategy to gain approval.

The property on which we can secure bridging finance can be residential, buy-to-let, semi-commercial or fully commercial.
